C I T Y OF STOC K T O N
COMMUNITY DEVELOPMENT DEPARTMENT
City Hall • 425 N. El Dorado Street • Stockton, CA 95202-1997
937-8444
September 25, 2006 REVISED
Kerry Sullivan, Director
San Joaquin County
Community Development Department
1810 East Hazelton Avenue
Stockton, CA 95205
TENTATIVE MAP APPLICATION REFERRAL FOR RIO INVESTMENTS, LLC APN
NO. 159-100-04. (PA-0500543)
Thank you for the opportunity to comment on the proposed tentative map application for
the Rio Investments, LCC, Eastbrook Estates project (PA-0500543).
The Community Development Department has reviewed the above application and
notes that the applicant for the above parcel will be required to sign a conditional sewer
service agreement with the City of Stockton by which the applicant agrees not to contest
annexation in the event the City calls for such. Additionally, the City asks that the
applicant actively participate as a party to the East Main Annexation effort which is
expected to include the nearby Solari Ranch property and intervening parcels. For the
applicant's information, a LAFCo Out-of-Agency sewer main extension request must be
approved by LAFCo as part of San Joaquin County's tentative map requirements.
The Municipal Utilities Department (MUD) has reviewed the subject matter per your
request. In summary, the proposal is acceptable, subject to the following comments:
1. Pursuant to the approved Wastewater Collection System Master Plan Revisions
to Portions of System 6 and System 7, adopted October 4, 2005 (Master Plan),
Property owners, developer, and/or successor-in-interest shall connect to the
existing 18" sanitary sewer trunkline at East Main St. and Walker Lane. Any
sewerline extensions shall be consistent with said approved Master Plan.
2. Property owners, developer, and/or successor-in-interest shall construct
appropriately sized sanitary sewers from the intersection of East Main St. and
Walker Lane to the northerly project limits on Walker Lane.
Stockton
II
1999
