PA-0500543 OF RIO <br /> INVESTMENTS LLC (C/O NORTHSTAR ENGINEERING GROUP) (APN: <br /> 159-100-04, -06) (ADDRESS: 5113 & 5153 E. MAIN STREET, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Major Subdivision application to <br /> subdivide two parcels totaling 14.49 acres into 70 lots. The property is zoned R-L (Low <br /> Density Residential) and has a General Plan designation of R/L (Low Density <br /> Residential). <br /> The project site is located on the northwest corner of S. Walker Lane and E. Main Street <br /> east of Stockton. <br /> The Community Development Department has reviewed the proposed Major Subdivision <br /> application and offers the following comments: <br /> Noise Studv <br /> Development Title Table 9-1025.9 lists residential use as a noise sensitive land use. <br /> Outdoor activity areas require a noise level of less than 65 dB Ldn and interior spaces <br /> require a noise level of less than 45 dB Ldn. The 65 dB noise contour is 127 feet from <br /> the edge of E. Main Street. This will place proposed lot numbers 66-70 within the 65dB <br /> or higher CNEL Contour. This exceeds the requirements of the San Joaquin County <br /> Development Title and will require a noise study to determine what mitigation measures, <br /> if any, can be applied to reduce the noise levels in outdoor areas and interior spaces to <br /> Development Title standards. <br />
