Traffic Study <br /> The Department of Public Works has indicated that this project will require a traffic study. <br /> The applicant will need to contact the Department of Public Works to discuss their <br /> procedures for preparing the traffic study. <br /> Environmental Review <br /> The applicant needs to complete the noise study and traffic study prior to staff <br /> completing the environmental review for the project. Any mitigation measures that are <br /> identified from the noise and traffic studies that will reduce any impacts to a less than <br /> significant level will be included in the Initial Study and incorporated into the Conditions <br /> of Approval for the project. After completion of the Initial Study, this project will be <br /> scheduled for the Planning Commission. <br /> Services <br /> The proposed Major Subdivision is located in the Low Density Residential zone. Public <br /> sewer, water and storm drainage services are required for this project. (Development <br /> Title Section 9-300.1(c)] California Water provides water to the project service area and <br /> has submitted a "will serve" letter for the project and the City of Stockton has submitted a <br /> "will serve" letter for sewer services for the project. A detention basin will be located on <br /> lots 52-54. Storm water runoff will be pumped into the existing gravity line located on <br /> Walker Lane. All requirements for services appear to be met for this project. <br /> Lot Size <br /> Development Title Table 9-310.3 states that in the R-L zone the minimum lot size is <br /> 6,000 square feet. All lots in the proposed subdivision are at least 6,000 square feet in <br /> size. This meets the minimum lot size criteria. <br /> Lot Width <br /> Development Title Section 9-310.4 states that in the R-L zone, the minimum lot width is <br /> 60 feet. All lots in the proposed subdivision have a lot width of 60 feet or greater. This <br /> meets the minimum lot size criteria. <br /> Road Naming Procedures <br /> Development Title Section 9-1150.18(a) states that the applicant will submit with the <br /> tentative map the proposed names for the new roads. The proposed road names will be <br /> reviewed to ensure that they are consistent with the Community Development <br /> Department's road name standards. If a road name is not consistent with the standards, <br /> alternative name(s) shall be submitted to the department. Road names have not been <br /> submitted for this project. <br /> Street Trees <br /> The planting of trees along streets is required for all new residential developments. <br /> (Development Title Section 9-1020.4) Trees need to be spaced at a maximum of sixty- <br /> foot intervals or a minimum of one tree per lot frontage. For corner lots, street trees are <br /> required on both street frontages. The trees cannot interfere with sight distances and <br /> setbacks. Trees must be at least 5 gallons in size and located so that at fifteen years of <br /> -2- <br />
