UP-01-3 OF MARY ROLLERI (C/O TAE OH) <br /> (SECOND SUPERVISORIAL DISTRICT) <br /> IT IS RECOMMENDED: <br /> That the Board of Supervisors deny the appeals and uphold the Planning Commission's <br /> approval of Use Permit Application No. UP-01-3. <br /> BACKGROUND: <br /> This project is a 75-unit mobile home park facility on a 14.49-acre parcel. Each unit will <br /> contain an area of 3,780 square feet and two (2) parking spaces. A 2,500-square-foot <br /> office/recreation hall and a 600-square-foot laundry room will also be constructed. <br /> The Planning Commission heard this matter at its meeting of May 17, 2001. After <br /> reviewing all written and oral testimony, the Planning Commission voted 4 to 2 to <br /> approve the Negative Declaration and approve Use Permit Application No. UP-01-3 with <br /> the Findings and Conditions of Approval contained in the staff report. <br /> Two appeals were filed subsequent to the Planning Commission's approval. April Naval, <br /> an opponent, filed an appeal of the Planning Commission's approval. In addition, the <br /> project applicant, Tae Oh, filed an appeal of Department of Public Works Conditions of <br /> Approval No. 2.m. and 2.n. <br /> APPEAL OF APRIL NAVAL: <br /> On May 23, 2001, April Naval appealed the Planning Commission's approval of this <br /> application. <br /> Appeal Statement No. 1: <br /> "Mobile home parks are a conditional use in the R-1 zone because they are not <br /> usually compatible in a single-family neighborhood.
