Each mobile home unit will be 3,780 sq. ft. and contain two <br /> (2) parking spaces. The project includes a 2,500 sq. ft. office/recreation hall and a 600 <br /> sq. ft. laundry room. <br /> The site is located on the southwest corner of Horner Avenue and Walker Lane, <br /> Stockton. The Mobile Home Park use type may be conditionally permitted in the <br /> Residential-Low Density (R-L) zone with an approved Use Permit. <br /> In order for the mobile home park to meet the General Plan density requirements of the <br /> San Joaquin County General Plan (Volume I, Section IV [A-c]) of two (2) to six (6) <br /> primary dwelling units per gross acre, the entire parcel of land (14.69 acres) must be <br /> included as part of the project. A single family residence currently exists on this land <br /> and will count as one (1) primary dwelling unit. The single family residence is not <br /> included as part of the mobile home park but will continue to be occupied by its resident. <br /> This item is tentatively scheduled for the Planning Commission meeting of April 5, 2001. <br /> The Community Development Department has reviewed the Use Permit application and <br /> will be recommending that the Planning Commission approve the project subject to the <br /> following recommended Conditions of Approval: <br /> Use Permit Application No. UP-01-03 was approved by the Planning Commission on <br /> . The effective date of approval is . This approval will expire on , which is 18 months <br /> from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with, (2) all necessary building permits have been issued and remain in <br /> force, and (3) all necessary permits from other agencies have been issued and <br /> remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br />
