Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468- <br /> 3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a seventy-five (75) unit mobile home park. <br /> Each unit contains an area of 3,780 sq. ft. (42 x 90) and two (2) parking spaces. A <br /> 2,500 sq. ft. office/recreation hall and a 600 sq. ft. laundry room will also be <br /> constructed as shown on the Plan dated January 31, 2001. An existing single <br /> family dwelling unit on the parcel will not be included as part of the mobile home <br /> park. (Use Type: Mobile Home Park) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> d. SETBACKS: Yards and setbacks for the mobile home park shall be as follows: <br /> (1) Front yard setback is a minimum of twenty (20)feet <br /> (2) Side yard setback is a minimum of five (5)feet <br /> (3) Rear yard setback is a minimum of twenty (20)feet, and ; <br /> (4) Street side yard setback is a minimum of twenty (20) feet. (Development Title <br /> Section 9-9-310.5) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties.(Development Title Section 9-1015.5[e]) <br /> (2) A minimum of one (1) parking space shall be provided at each mobile home <br /> site, plus thirty-eight (38) guest parking spaces, including five (5) accessible <br /> parking spaces, one (1) of which shall be van accessible. (Development Title <br /> Sections 9-1015.3 and 9-1035.7) <br />
