ENGEO
INCORPORATED
7.0 SUMMARY OF FINDINGS
Based on the data obtained and reviewed in preparation of this Phase One Environmental Site
Assessment, we have identified the following Recognized Environmental Conditions (REC)
within the Property.
The Property is reported to have contained four natural gas exploration wells. We did not
observe any surface indication of this former natural gas well or the remnant of the drilling mud
pit that is commonly used during the drilling operation. Since we were unable to find evidence
of the well or the mud pit, we conclude that further investigation of the natural gas exploration
` boring is not warranted at this time. We recommend that further investigation be conducted if
subsequent grading activities uncover evidence such as a bentonite clay-rich layer, that
` evidences the former location of the drilling mud pit.
` Our research found no data indicating that the Haven Acres Mobile Home Park and Marina
portion of the Property was connected to a regional water distribution or sewer collection system.
.. We recommend that any septic systems discovered be abandoned under permit by San Joaquin
County Environmental Health Department.
With the exception of the western area, the Property and surround land have historically been
used as agricultural land and that pesticides were likely applied during the agriculture activities.
We found no evidence to indicate that pesticides were stored or improperly discharged to the
Property; therefore, we conclude that pesticide application was consistent with regulations
6. governing their use. Analytical testing of the soils may be required if future Property
development includes sensitive end uses such as schools.
The southwest area of the Property was formerly used as the Frewert Road Class III Disposal
Site and was operated by Teichert. According to the California Regional Water Quality Control
Board Central Valley Region Order Number 97-038 (Order), the disposal site was used starting
6008.5.001.01 Page 18
November 11, 2003
