Hazelton Avenue Community Development <br /> Stockton,CA 952015 <br /> RE: PA-1600061 (MS)Revision of Approved Action <br /> Dear Ms. Hatef: <br /> The Snit Joaquin Farm Bureau Federation is a private, not for profit, volunteer <br /> organization that has been dedicated to the protection and promotion of agriculture in San <br /> Joaquin County for over one hundred years. We follow land use issues closely to ensure <br /> that one of agriculture's most vital resources, land,remains in production. <br /> We oppose this revision because the subdivision that was previously approved already <br /> creates two substandard parcels in the AG-40 zone,to allow the applicants to not meet <br /> the condition of approval for that application that requires the merging of the two larger <br /> parcels (which would still be well below the 40 acre minimum for the zoning)there will <br /> then be three substandard parcels in the AG-40 zone. <br /> Smaller parcels are more easily transferrable and will contribute to the decline of <br /> agricultural land in production in San Joaquin County. Doing so jeopardizes the tax base <br /> and threatens one of the county's most valuable industries. Furthermore, subdivisions of <br /> this nature are inconsistent with General Plan policies that indicate the county's interest <br /> in maintaining agricultural land for production and open space purposes. Section IV-A6 <br /> of the San Joaquin County General-Plan states that"excessive parcel division can <br /> undermine efforts to promote efficient use of both agricultural and non agricultural lands <br /> and it can threaten the County's economic base."This application clearly demonstrates <br /> excessive parcel division,which should be limited as much as possible. <br /> We believe the initial terms of the approval that the applicants committed to should be <br /> met. That subdivision will still result in two substandard parcels, and three would be even <br /> more excessive. <br /> For the forgoing reasons we oppose the revision to the previously approved actions. <br /> Please keep us informed as this project moves forward.
