• 2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned AG-40, general agriculture with a minimum parcel size of <br /> 40 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agricultural enterprises." <br /> 2.2 Proposed Development <br /> A lot line adjustment is proposed for the Site. Annette Roddan indicated that no <br /> changes to the use of the Site are planned. <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as <br /> relatively flat land located at approximately 31 to 35 feet above mean sea level. <br /> This map is included as Plate 3 in Appendix 1. <br /> 3.0 HISTORICAL RESEARCH <br /> • 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Five additional photographs, dated <br /> October 1998, November 2000, September 2002, June 2007, and February <br /> 2014, were obtained from the San Joaquin County District Viewer. <br /> In the 1937 photo, the Site appears to be irrigated agricultural land crossed by an <br /> irrigation canal. One or more buildings can be seen on the parcel excluded from <br /> the east side of the Site. The surrounding properties appear to be irrigated land <br /> and orchards. Scattered building clusters are located along Manteca Road and <br /> West Ripon Road. <br /> In the 1952 photo, small patch of orchard can be seen to the west of the <br /> excluded parcel. A new building cluster can be seen to the immediate south of <br /> the Site. No other significant changes are apparent. <br /> In the 1963 photo, no significant changes are apparent. <br /> In the 1975 photo, the Site appears to have been planted with orchard. <br /> Additional surrounding properties are orchards as well. <br /> • <br /> LOGE 1614 2 <br />
