-2- <br /> f. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened so <br /> as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) <br /> to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in <br /> front of main buildings. (Development Title Section 1022.4[d][2]) <br /> g. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on <br /> the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from any future right-of- <br /> way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> h. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> 1) The proposed occupancy will be S-1. <br /> 2) Provide parking for the physically disabled. The space(s) shall be located as close as possible <br /> to the primary entrance. (C.C.R., Title 24). <br /> 3) Provide identification signs for the parking space(s) including the 'tow away" sign at each <br /> entrance or visible from each space(C.C.R., Title 24). <br /> 4) The slope of a parking space shall not exceed '/inch per foot (C.C.R., Title 24). <br /> 5) Provide one van parking space. <br /> 6) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code, Table 4-1. <br /> 7) Engineered plans required for the warehouse, accessible restroom, and parking. <br /> 8) A soils report will be required. <br /> 9) All recommendations of the Subdivision Soils Report shall be incorporated into the construction <br /> drawings. <br /> 10) A copy of the Soils Report shall be submitted to the Building Inspection Division, Plan Check <br /> Section, at the time of the final submittal. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, 209-468-3023) <br /> a. The developer shall meet the requirements of San Joaquin County Development Standards to <br /> prevent the increased runoff release rate of storm water from discharging onto other properties <br /> and to prevent offsite sediment transport. (Development Title Section 9-1135) <br /> b. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> c. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is <br /> required upon submittal of verification. <br />
