PA- <br /> 0600037 AND ZONE RECLASSIFICATION APPLICATION NO. <br /> PA-0600552 OF KANWARJIT KELLEY (CIO HOWARD <br /> SELIGMAN) (APN: 191-250-08) (11293 SOUTH MANTHEY ROAD, <br /> LATHROP) <br /> The applicant has submitted the above referenced General Plan Map <br /> Amendment to amend the General Plan designation of one parcel consisting of <br /> 10.72 acres from AIG (General Agriculture) to C/FS (Commercial/ Freeway <br /> Service) and Zone Reclassification application to rezone the same 10.72 acre <br /> parcel from General Agriculture-40 acre minimum (AG-40) to Commercial <br /> Freeway Service (CF-S). <br /> There is no underlying project submitted with this application, however, the <br /> applicant is considering projects with use types conditionally permitted in the C- <br /> FS zone such as an auto/truck fueling facility (Use type: Gasoline sales), Fast <br /> Food (Use type: Eating Establishment— Convenience), Motel (Lodging <br /> Services—Motel) and Retail Strip (Retail Sales and Service: Primary or General) <br /> There is one residence and an accessory structure on the parcel. <br /> Ir Surrounding Land Uses <br /> The parcels to the west and south of the proposed project site have a General <br /> Plan designation of AIG and are zoned AG-40. The parcels north of the project <br /> have a General Plan designation of I/L (Limited Industrial) and are zoned AU-20 <br /> (Agriculture Urban Reserve —20 acre minimum). The parcels to the northeast of <br /> the project site and west of 1-5 have a General Plan designation of I/L and are <br /> zoned I-W (Industrial Warehouse). To the east of the proposed project site is <br /> Interstate 5. <br />
