BUILDING PERMIT. Submit an"APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details including gates,on-site <br /> parking,landscaping, signs,existing and proposed utility services, and grading(refer to the"SITE <br /> PLAN CHECK LIST"for details). Fire sprinklers are required.Foundation and soils investigation shall <br /> be conducted in conformance with Chapter 18 of the California Building Code at the time of permit <br /> application. A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE:This approval is for the construction of a truck stop, hotel,convenience store with <br /> automobile fuel islands,and full-service restaurant to be built in three phases as shown on the <br /> revised site plan dated July 20,2010.Phase 1 includes a 94ane truck stop with a 4,741 square foot <br /> truck service building,an 8-lane automobile fueling station,and a 10,068 square foot convenience <br /> store and coffee shop. Phase 2,with building permits to be issued within five years from the effective <br /> date of approval, is a 4,500 square foot full-service restaurant. Phase 3,with building permits to be <br /> issued within eight years from the effective date of approval,is an 80-room hotel. (Use Types: <br /> Gasoline Sales-combination; Lodging Services-motel;Eating Establishments-convenience and full <br /> service;Truck Sales and Services-stops) <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable,the County shall tolled the fees before the issuance of any building <br /> permits. (Development Title Section 9-1245.2) <br /> d.
