e. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces,driveways, and maneuvering areas for trucks or automobiles shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete, Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[eD (2) A minimum of 241 automobile parking spaces shall be provided, including 7 accessible spaces. Parking may be phased. One accessible space per building shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrances(C.C.R.,True 24). (1.0 space is required for each hotel room;0.67 space is required per employee;Truck Stops and Gasoline Sales-combination require 4 spaces per 1000 square feet of building area; Restaurant- full estaurantfull service requires 10 spaces per 1000 square feet of building) (Development Tile Section 9- 1015.3) f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty(20)feet wide. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. LIGHTING:Lighting shall be provided and comply with the following: (1) Parking lot and security lighting shall be installed. (2) All lighting shall be designed to confine direct rays to the premises. No spillover beyond the property line shall be permitted, except onto public thoroughfares, provided, however,that such light shall not cause a hazard to motorists. I. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10)foot wide landscaped strip respecting the ultimate rights-of-way width of Roth Road and Manthey Road shall be installed across the frontages of the project site (Development Title Section 9-1020.7) and along the 1-5 southbound onramp(Development Title Section 9-1020.9). (All areas not used for buildings, parking, driveways,walkways, or other permanent facilities shall be landscaped.
