e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces,driveways, and maneuvering areas for trucks or automobiles shall be <br /> surfaced and permanently maintained with base material of appropriate depth and asphalt <br /> concrete, Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5[eD <br /> (2) A minimum of 241 automobile parking spaces shall be provided, including 7 accessible spaces. <br /> Parking may be phased. One accessible space per building shall be van accessible. Accessible <br /> spaces shall be located as close as possible to the primary entrances(C.C.R.,True 24). (1.0 <br /> space is required for each hotel room;0.67 space is required per employee;Truck Stops and <br /> Gasoline Sales-combination require 4 spaces per 1000 square feet of building area; Restaurant- <br /> full <br /> estaurantfull service requires 10 spaces per 1000 square feet of building) (Development Tile Section 9- <br /> 1015.3) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9- <br /> 1015.5[h][1p <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six(6)to seven (7)feet in height.Outside storage is not permitted in front yards, <br /> street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> h. LIGHTING:Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. <br /> (2) All lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property line shall be permitted, except onto public thoroughfares, provided, however,that <br /> such light shall not cause a hazard to motorists. <br /> I. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip respecting the ultimate rights-of-way width of <br /> Roth Road and Manthey Road shall be installed across the frontages of the project site <br /> (Development Title Section 9-1020.7) and along the 1-5 southbound onramp(Development <br /> Title Section 9-1020.9).
