PA-0700315 OF MDP VALLEY <br /> PROPERTIES, LLC. (C/O BLUE RHINO) (APN: 191-230-07) (ADDRESS: 12687 <br /> SOUTH MANTHEY ROAD, LATHROP) <br /> The applicant has submitted the above referenced Site Approval Application for the wholesale <br /> distribution and storage of propane cylinders and the storage of company tractors and trailers. (Use <br /> Type: Wholesaling & Distribution, Heavy) The project site will utilize two acres of a 34.74 acre <br /> parcel. Currently, there is an existing corporation yard that will remain in operation. <br /> The project site has a General Plan designation of I/L (Limited Industrial) and a zoning designation of <br /> I-W/S-15 (Warehouse Zone/ Conditional Zoning). <br /> The project site is located on the west side of Manthey Road, 500 feet south of Klo Road, northwest <br /> of Lathrop. <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: <br /> Background <br /> On October 8, 2002, the Board of Supervisors approved a General Plan Amendment and <br /> Conditional Zoning for the subject property. Pursuant to the adopted resolution R-02-667, the <br /> applicant will be required to meet the following conditional zoning requirements before issuance <br /> of building permits: <br /> (1) At the time a building permit is issued for any structure, the applicant shall pay a traffic <br /> impact fee to the City of Lathrop in the amount of $110.00 per 1,000 square feet of <br /> structure, to be used by the City of Lathrop for future Interstate 5 interchange <br /> improvements. <br /> (2) A 50-foot building setback shall be observed along the southern boundary line of the <br /> property. At the time of the first building permit for parcels contiguous to the southern <br /> boundary of the property, the applicant shall install a six-foot high masonry wall along <br /> the length of said boundary. <br />
