*AW 1.0 <br /> 2) A minimum of 29 parking spaces shall be provided, including 2 accessible space which one <br /> shall be van accessible. Accessible spaces shall be located as close as possible to the <br /> primary entrance (C.C.R., Title 24). ( .5 spaces are required for every 1,000 feet of building <br /> area and .5 spaces are required for every employee.) (Development Title Section 9-1015.3) <br /> 3) All parking spaces and all major circulation drive lanes shall be surfaced and permanently <br /> maintained with a minimum of two (2) inches of asphalt concrete over an appropriate base for <br /> trucking uses. Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. All other areas that are used for vehicular traffic shall be surfaced and <br /> permanently maintained with a chip seal. Aggregate base may be used for trailer storage <br /> areas. <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines hall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Manthey Road, shall be installed across the frontage of the project site where development <br /> occurs. (Development Title Section 9-1020.8) <br /> 2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or <br /> other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> 3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%) of landscaping within the <br /> perimeter of the parking area; not including landscaping along the street frontage. 6 trees shall be <br /> planted, evenly spaced throughout the parking lot- <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9-1015.5) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> 1) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> 2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, <br /> or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> 3) A solid masonry wall six (6) to eight (8) feet in height shall be erected along westerly 780 feet of <br /> the northern property line of APN 191-230-07 (Development Title Section 9-1022.4[e][1]) and a <br /> solid masonry wall six (6) to eight (8) feet in height shall be erected along the northern and <br /> 4 <br />
