The proposed zone district is reasonable and beneficial at this time. <br /> • This determination cannot be made because the proposed zoning to the parcel would <br /> permit an urban land use without the benefit of public services. Also, there is no <br /> underlying project proposed for the site,which means there is no immediate use planned <br /> for the property. It would not be reasonable to rezone a parcel outside of an urban area <br /> with no planned use for the parcel. <br /> General Plan Map Amendment of 34.74 acres from A/G to I/L <br /> Basis for General Plan Amendment(Development Title Section 9-803.4, page 428) <br /> The following Basis for General Plan Amendment must be made in order to recommend approval of the <br /> project: <br /> Finding in the Affirmative <br /> 1. Internal consistency of the General plan is maintained in the adoption of the Amendment. <br /> This determination can be made because the site is located adjacent to an existing industrial <br /> area, and the proposed General Plan and Zoning designation of the site will not make the <br /> extension of services more difficult. <br /> Finding in the Negative <br /> 1. Internal consistency of the General plan is maintained in the adoption of the Amendment. <br /> • This determination cannot be made because the proposed zoning of the parcel would <br /> permit an urban land use without the benefit of public services.
