CONDITIONS OF APPROVAL <br /> PA-0400646 <br /> MDP Valley Properties <br /> Use Permit Application No. PA-0400646 was approved by the San Joaquin County Planning <br /> Commission on February 3,2005. The effective date of approval is February 13,2005. This approval <br /> will expire on August 15, 2006,which Is 18 months from the effective date of approval, unless(1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, 468-3160) <br /> a. APPROVED USE: This approval is for General Engineering Corporation storage yard in two phases <br /> over a five year period as shown on the Site Plan dated October 21, 2004. (Use Type: Construction <br /> Services—Heavy) <br /> (1) Phase One(Building permits shall be issued within eighteen months from the date of approval): <br /> A. Phase one to include two commercial coaches (1,380 square feet and 480 square feet, <br /> respectively); a 4,000 sq. ft. vehicle storage building; a 1,600 sq. ft. supply storage <br /> building, and a storage yard. <br /> (2) Phase Two(Building permits shall be issued within five years from the date of approval): <br /> A. Phase Two to include a 20,000 sq. ft. office/storage building and additional storage yard. <br /> b. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIAL BUILDING PERMIT. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs,existing and proposed utility services, and grading (refer to the"SITE <br /> PLAN CHECK LIST for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> c. CONDITIONAL ZONING: <br /> (1) At the time a building permit is issued for any structure, the applicant shall pay a traffic impact <br /> fee to the City of Lathrop in the amount of$110.00 per 1,000 square feet of structure, to be <br /> used by the City of Lathrop for future Interstate 5 interchange improvements. <br /> (2) A 50-foot building setback shall be observed along the southern boundary line of the <br /> property. At the time of the first building permit for parcels contiguous to the southern <br /> boundary of the property, the applicant shall install a six-foot high masonry wall along the <br /> length of said boundary.
