PA-0400646 OF MDP VALLEY <br /> PROPERTIES, LLC (C/O MIKE PRESTON (APN: 191-230-07) <br /> (ADDRESS: 12833 SOUTH MANTHEY ROAD, LATHROP) <br /> The project is a Use Permit application for a Corporation Yard for a General <br /> Engineering Contractor in two phases over five years. Phase One to consist of <br /> two commercial coaches one 23' X 60' and one 8' X 60'; a 4,000 sq. ft. vehicle <br /> storage building; a 1,600 sq. ft. supply storage building and storage yard. Phase <br /> Two to include a 20,000 sq. ft. office/storage building and additional storage yard. <br /> (Use Type: Construction Services — Heavy) The 34.74 acre parcel is located on <br /> the west side of Manthey Road, 500' south of Klo Road, northwest of Lathrop. <br /> The parcel has a General Plan designation of I/L (Limited Industrial) and is zoned <br /> I-W (Warehouse Industrial). <br /> Background: <br /> The applicant has an existing temporary corporation yard at this location under <br /> Improvement Plan PA-0400216. On October 8, 2002 the Board of Supervisors <br /> approved a General Plan Amendment and Conditional Zoning for the subject <br /> property. Pursuant to the adopted resolution R-02-667, the applicant will be <br /> required to meet the following conditional zoning requirements before issuance of <br /> building permits: <br /> 1. At the time a building permit is issued for any structure, the applicant shall <br /> pay a traffic impact fee to the City of Lathrop in the amount of $110.00 per <br /> 1,000 square feet structure, to be used by the City of Lathrop for future <br /> Interstate 5 interchange improvements. <br />
