GP-01-13 AND <br /> ZONE RECLASSIFICATION APPLICATION NO. ZR-01-9 OF CENTRAL <br /> VALLEY CONSTRUCTION (C/O SAN JOAQUIN COUNTY)(APN: 191-230-07) <br /> Per Board Order B-01-1050, the San Joaquin County Community Development Department <br /> has submitted the above referenced application to amend the General Plan and Zoning <br /> designation of a 34.74-acre parcel. The property is located on the west side of Manthey Road <br /> 300 feet south of Klo Road, west of Lathrop. This application proposes to amend the General <br /> Plan designation from General Agriculture (A/G) to Limited Industrial (I/L) and change the <br /> zoning designation from AG-40 to Warehouse-Industrial (I-W). At this time there is no <br /> underlying project proposed for the parcel. <br /> The Community Development Department has reviewed the proposed application and will be <br /> recommending to the Planning Commission, at the meeting tentatively scheduled for October <br /> 18, 2001, that a recommendation of denial be forwarded to the Board of Supervisors. <br /> General Plan Map Amendment of a 34.74 acre parcel from A/G to I/L <br /> Location and Character of Development (Volume I pp IV-5) <br /> The Location and Character Development Policies contains the following criteria for <br /> development: <br /> 1. Development shall be orderly and compact. <br /> The General Plan Map Amendment and Zone Reclassification does not meet the <br /> criteria for development because it is proposing urban development outside of an urban <br /> area in an area designated for agriculture. <br /> 2. Development should occur on vacant lots within existing communities as "infill' before <br /> extending beyond the current developed areas of a community. <br />
