2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 468-3023) <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> b. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> C. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $527.00 per <br /> 1,000 gross square feet of building designated as Manufacturing in the Lathrop area. The <br /> fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. (Resolutions R-90304, R-91- <br /> 1025, R-93-167, R-94-179, R-95-650, and R-96-592) <br /> 3. MANTECA-LATHROP FIRE DISTRICT: (Staff Contact: J. R. Monty, 858-2331) <br /> a. The project must conform with the appropriate edition of the Uniform Fire Code (currently, <br /> the 1994 edition) and all related standards. <br /> b. Fire department facility fees are to be paid in accordance with the San Joaquin County <br /> Ordinance and Resolution adopting the fee schedule ($0.14 per sq, ft.). <br /> C. In order to commence construction beyond the foundation stage or the storage of <br /> building materials, requirements for emergency vehicle access and adequate water for <br /> fire suppression shall be provided in accordance with Sections 901.3, 902.2.1, 903.2, and <br /> 8704 of the 1994 Uniform Fire Code. <br /> d. The fire access road shall meet standards of the San Joaquin County Department of <br /> Public Works. <br /> e. A knox box security key box shall be provided. Applications are available at the fire <br /> district office. <br /> f.
