CONDITIONS OF APPROVAL <br /> SA-95-15 <br /> Chandra <br /> On July 18, 1995, the San Joaquin County Community Development Department approved SA-95-15 <br /> subject to the Conditions of Approval listed below. This approval will expire within 18 months of the <br /> date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain In force, and (3) all necessary permits from other <br /> agencies have been secured and remain In force. Unless otherwise specified, all Conditions of <br /> Approval must be fulfilled prior to the establishment of the use and the issuance of any building <br /> permits. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Richard Larrouy, 4683142): <br /> a. APPROVED USE. This approval shall be to establish a used car lot, in two phases, at an <br /> existing motel. The first phase is to consist of 15 automobiles, and the second phase is <br /> to consist of an additional 25 automobiles. The approval includes the conversion of one <br /> of the motel's units into an office for the used car lot. There shall be no automobile <br /> dismantling or repair activities associated with this approval, and the storage of <br /> inoperable vehicles or sale of automobile parts shall not be permitted. <br /> b. BUILDING PERMIT. Submit a'Commercial Building Permit Application'forthe conversion <br /> of the motel unit to an office for the used car tot. The Site Plan required as a part of the <br /> building permit must show site drainage, driveway access details(including gates), on-site <br /> parking, existing and proposed utility services, landscaping, signs, and grading (refer to <br /> the 'SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review <br /> (Development Title Section 9-884). <br /> C. STORM DRAINAGE. Any additional storm drainage runoff created by new improvements <br /> shall be retained on the site (Development Title Section 9-1135.3{b}). The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations must be attached to the Site Plan. <br /> d. BUSINESS LICENSE. The applicant shall submit a Business License application prior to <br /> initiation of the approved use. (Section 701000 of the County Ordinance Code) <br /> e. TRASH ENCLOSURE. Any new outdoor trash bins shall be kept in an enclosure with <br /> solid masonry walls on three sides and gated on the fourth side. Details shall be <br /> included on the Site Plan. <br /> I. LIGHTING. Any security or parking lot lighting shall be installed according to the <br /> requirements of Section 9-1015.5{g} of the Development Title. All lighting shall be <br /> designed to confine direct rays to the premises. No spillover beyond the property lines <br /> shall be permitted except onto public thoroughfares, provided, however, that such light <br /> shall not cause a hazard to motorists.
