g. PARKING and SURFACING. Off-street parking shall be provided and comply with the <br /> following: <br /> All parking spaces, driveways, maneuvering areas, and used automobile parking areas <br /> shall be surfaced and permanently maintained with base material of appropriate depth <br /> and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> (Development Title Section 9-1015.5) <br /> Bumper guards shall be provided when necessary to protea adjacent structures or <br /> properties. (Development Title Section 9-1015.5) <br /> Parking shall be provided as follows: .33 space for each 1,000 square feet of building <br /> used as an office, .67 space for each employee on the largest employment shift, and one <br /> space for each approved used automobile. The spaces for the used automobiles shall <br /> not displace existing parking for the motel. The spaces may be installed in accordance <br /> with the aporoved phasing of the project. The size and location of the employee and <br /> customer parking spaces shall be consistent with the requirements of Chapter 9-1015 of <br /> the Development Title. Parking calculations and details shall be included on the Site Plan. <br /> h. SIGNAGE. A maximum of two advertising signs shall be permitted for the approved use, <br /> only one of which may be a freestanding sign. Sign details shall be consistent with <br /> Chapter 9-1710 of the Development Title, and all existing and proposed signs shall be <br /> shown on the Site Plan. <br /> i. LANDSCAP'NG. A minimum ten-toot-wide landscaped strip, respecting the ultimate right- <br /> of-way width, shall be installed across that portion of the site's frontage on Mariposa Road <br /> that is devoted to the approved use. The strip shall be continuous except where crossed <br /> by driveways and walkways. An alternate landscape treatment shall be permitted,subject <br /> to approval by the Community Development Department, for the portion of the frontage <br /> for Phase 1 that is currently paved. All areas not used for buildings, parking, driveways, <br /> walkways, or other permanent facilities shall be landscaped (Development Title Section <br /> 9-1020.9). The required landscaping may be installed in accordance with the approved <br /> phasing of the project. Landscape details shall be consistent with Chapter 9-1020 of the <br /> Development Title and be included on the Site Plan. Undeveloped portions of the project <br /> site shall be maintained to prevent the creation of dust or erosion and shall not become <br /> a health hazard. <br /> j. The following Uniform Building Code and San Joaquin County Ordinance requirement will <br /> be applicable and shall be incorporated in the construction plans before submittal to the <br /> Building Inspection Division: <br /> (1) Provide restrooms conforming with all disabled access requirements. (CCR,Title <br /> 24). <br /> k. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance. (CCR, Title 24) <br /> (2) Provide identification signs for the parking spaces, including the 'tow away'sign, <br /> at each entrance or visible from each space.
