Limitations: <br /> Potential Caltrans ROW: <br /> Caltrans has indicated that it will require a portion of APN 173-070-35 (4.79 Acres), for <br /> the proposed Hwy. 99 & Mariposa Road Off-Ramp. The proposed Caltrans acquisition <br /> has been planned into the development and will not effect structure locations, services, <br /> offsets and/or parking. <br /> A portion of the to be acquired property, by Caltrans will be used as a temporary <br /> entrance and exit to the development. After Caltrans has acquired the property and <br /> decommissioned the existing Northerly Hwy. 99 crossover exit, we will then submit to the <br /> City of Stockton planning for a entrance/exit relocation. <br /> Proposed Uses: <br /> Hotel: <br /> The Hotel and it's required parking will be constructed on parcel number APN 173-060- <br /> 28 (1.83 Acres) <br /> The hotel will consist of 65 guest rooms in a three story structure. Forty seven of the <br /> guest rooms will be 308 sq./ft. King or Queen room and 18 rooms will be 450 sq./ft. or <br /> more, extended stay suites. The Hotel includes an indoor pool, complimentary <br /> continental breakfast area, attached restaurant, exercise area and vending machine <br /> locations (at each floor). The hotel will utilize approximately 36,000 to 40,000 sq./ft. of <br /> the property. <br /> Travel Center: <br /> The Gas Station/Mini Mart & Fast Foods Facility and their required parking will be <br /> constructed on parcel number APN 173-070-35 (4.79 Acres) <br /> The Gas Station will utilize approximately 45,000 sq./ft. of property and consist of six (6) <br /> self sever pumping stations, a covered awning and cash payment center (located in <br /> Mini-Mart). Please note: No oil reclaim center will be at this site. <br /> The Mini-Mart will utilize 3252 sq./ft. of the gas station complex. It will provide minor <br /> automobile items such as Motor Oil, Wiper Blades, Window Washing Cleaners, Road <br /> Maps and other driver related Items. It will carry Condiment Foods such as Potato <br /> Chips, Crackers, Candies, Ice Cream, Soda's, Bottled Waters. The Mini-Mart will also <br /> carry off site sells of beers and wines. <br /> The Fast Foods Facility will be located within the Mini-Mart complex. The Fast Food <br /> Facility with be a franchise establishment. The Fast Foods Facility will be in the Mini- <br /> Mart as drive thru only. <br /> Page 3 of 4 Project Description <br />
