PA-1400203 OF OLDCASTLE <br /> PRECAST (APN: 179-550-07 & 18) (ADDRESS: 3800 & 3948 E. <br /> MARIPOSA ROAD, STOCKTON) <br /> The applicant has submitted the above referenced Site Approval application for the <br /> expansion of an existing concrete manufacturing facility to be completed in three phases <br /> over five years. Phase 1 includes the construction of a 6,000 square foot office, a new <br /> parking area, and a new driveway entrance onto Mariposa Road. Phase 2, with building <br /> permits to be issued within three years, includes the construction of a 24,000 square foot <br /> production building and an 8,750 square foot steel fabrication building. Phase 3, with <br /> building permits to be issued within five years, includes the construction of a 12,000 <br /> square foot production building and a 2,500 square foot maintenance building. (Use <br /> Type: General Industrial - Heavy) <br /> The project site is located on the west side of Mariposa Road at the terminus of <br /> Stagecoach Road, Stockton. <br /> The property has a General Plan designation of I/G (General industrial) and is zoned I-G <br /> General Industrial). <br /> The Community Development Department has reviewed the proposed Site Approval <br /> application and offers the following comments: <br /> Background <br /> The site plan provided by the applicant appears to show improvements on parcels 179- <br /> 550-07 & 18. <br /> On December 20, 1956, the Planning Commission approved Use Permit application No. <br /> UP-337 to establish a concrete irrigation pipe manufacturing facility on parcel 179-550-04. <br /> On February 3, 1997, the Community Development Department approved Site Approval <br /> application No. SA-96-0017 for the expansion of an existing concrete manufacturing <br /> facility to include outside manufacturing of concrete pipes. <br /> On July 15, 2013, the Community Development Department approved Merger application <br /> No. PA-1300076 to merge parcels 179-550-04, 05, and 06 creating parcel 179-550-18. <br /> 1 <br />
