MARIPOSA ROAD IAPN 179-082-191 PA-0400702 (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> offers the following comments: <br /> 1 . The owner/developer should be aware that should the San Joaquin County require <br /> this development be served by City of Stockton Sewer lines and/or treatment <br /> facilities, and if the site's land use is consistent with the City's General Plan, the <br /> property owner shall be required to apply for a City of Stockton Outside Sewer <br /> connection and sl-all be required to annex to the City of Stockton, or sign a deferred <br /> annexation agreement if the property is not deemed contiguous to the City, and pay <br /> the applicable fees. Further, the owner/developer shall be responsible for all costs <br /> involved in the extension of the necessary utilities as required, to meet City <br /> standards. <br /> 2. The proposed development lies within the boundary of the South Stockton <br /> Community Facilities District 90-1 (Sewer District) and is not currently annexed. As <br /> a condition of receiving City of Stockton sewer service, the property owner must <br /> annex to the District (sign the CFD 90-1 MOU) and pay the District annexation fee <br /> (currently $9,701.67/acre based on the acreage as determined by the legal map <br /> size) prior to recordation of the parcel/subdivision map, or building permit <br /> issuance. Please; contact Dennis Merkel in the City of Stockton Permit Center at <br /> (209) 937-8546 for further details. <br /> 3. To minimize the potential for vehicular conflicts, only one driveway access, not to <br /> exceed 30' in width, should be allowed to serve this site.
