The owner/developer should dedicate as needed within the limits of the project to <br /> provide an 80' roadway section (40' half section) on Mariposa Road. Frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway <br /> installation, pavement widening and street lighting should be installed prior to <br /> occupancy of any new buildings/structures on this site. Should installation of these <br /> improvements prove not practical due to existing physical constraints, the <br /> owner/developer should enter into, and record, a Deferred Improvement Agreement <br /> whereby the owner/developer agrees to install the required improvements at such <br /> time as it is practical. <br /> 5.
