PA-0700548 OF RENE N & SILVIA I <br /> LUCERO (C/O QUARTAROLI AND ASSOCIATES, INC.) (APN: 179-082-52) <br /> (ADDRESS: 4242 E MARIPOSA ROAD. STOCKTON, CA 95215) <br /> This project is a Site Approval application for a truck parking facility for up to twenty-nine trucks <br /> and twenty-nine trailers to be built in two phases. Phase I includes 29 parking stalls for trucks <br /> and trailers, and the conversion of 400 square feet of an existing non-conforming 1,100 square <br /> foot caretaker residence into an office. The applicant proposes to rent available parking spaces <br /> to independent truckers. Phase 2 includes a 4,800 square foot service and repair facility to be <br /> constructed within 10 years. The 29 parking stalls shown on the site plan include parking for <br /> both a truck and an attached trailer (Use Type: Truck Sales and Services- Parking). <br /> The applicant is currently operating a trucking operation on this site without the benefit of the <br /> required permits. <br /> The parcel is zoned I-L (Limited Industrial) and has a General Plan designation of I/L (Limited <br /> Industrial). <br /> The project is located on the west side of Mariposa Road, 700 feet south of Munford Avenue, <br /> southeast of Stockton. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> Access and Circulation <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width of no <br /> less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles except <br /> that in no case shall driveways designated as fire department access be less than twenty (20) feet <br /> wide."
