The circulation pattern must demonstrate that there is <br /> adequate maneuverability for the trucks. <br /> Parking <br /> Development Title Table 9-1015.3(b) requires 1 parking space per 1,000 square feet of building <br /> for the Truck Services Parking use type. The total square footage of the buildings shown on the <br /> site plan is 5,200 square feet. This indicates the minimum required number of parking spaces <br /> for the proposed project is five (Development Title Section 9-1015.10). However, additional <br /> parking will be required based on the current number of employees (Development Title Section <br /> 9-1015.9). The applicant states that independent drivers do not typically leave their cars in place <br /> of their trucks, although employees of the trucking operation may. The truck parking operation <br /> will have up to twelve employees. Therefore, the required total number of parking spaces will be <br /> 17, including one van accessible space. The 26 parking spaces shown on the site plan meets <br /> this requirement. <br /> The guidelines for parking stall dimensions for automobiles are a minimum of twenty (20) feet <br /> long by nine (9) feet wide (Development Title Section 9-1015.5). The required dimensions for <br /> truck parking stalls is twenty-five (25) feet long by fifteen (15) feet wide (Development Title <br /> Section 9-1015.6[c][1]). However, this dimension does not include the length of a truck with an <br /> attached trailer. The applicant will need to submit a revised site plan that demonstrates that the <br /> truck stalls provide adequate room to accommodate a truck with an attached trailer. The <br /> dimensions for both automobile and truck stalls must be shown on the revised site plan. <br /> The surfacing of all permanent parking lots including parking spaces, driveways and <br /> maneuvering areas for trucks and automobiles must be surfaced and permanently maintained <br /> with asphalt concrete or Portland cement concrete to provide a durable dust free surface <br /> (Development Title Table 9-1015.5(e). Paved areas must be shown on the revised site plan. <br /> Phase II <br /> The shop proposed for Phase II displaces eight proposed truck parking stalls. Truck parking <br /> stalls included in the initial approval of the project cannot be replaced with future phased <br /> development without modifying the number of approved parking stalls for trucks and/or trailers. <br /> Prior to approval, the applicants must decide whether they would designate that area for either a <br /> future structure or parking stalls. The final designation of this area must be reflected on the <br /> revised site plan. <br /> Lighting <br /> If the parking area is to be used at night, parking lot and security lighting must be installed. <br /> (Development Title Section 9-1015.5[g]). Any lighting must be designed to confine direct rays to the <br /> premises. No spillover beyond the property lines is permitted except onto public thoroughfares, <br /> provided, however, that such light does not cause a hazard to motorists.
