PA-0700548 Project Planner: JASON JONES <br /> ASo <br /> PROPERTY ADDRESS 4242 E MARIPOSA RD STOC <br /> Re: SA: SITE APPROVAL FOR A TRUCK PARKING FACILITY FOR TWENTY-NINE(29)TRUCKS AND <br /> TRAILERS TO BE BUILT IN TWO PHASES.(USE TYPE:TRUCK SALES&SERVICE-PARKING). <br /> PHASE 1 INCLUDES PARKING FOR 29 TRUCKS AND/OR TRAILERS, AN 1100 SQUARE FOOT <br /> BUILDING DIVISION <br /> ❑ The Building Division has reviewed the site plan and project description. There does not appear <br /> to be any major problems associated with the proposed construction as shown. A building <br /> permit will be required and the appropriate submittal documents prepared by a registered <br /> engineer or licensed architect shall be submitted for complete review and approval. <br /> ❑ The Building Division has reviewed the site plan and project description and has noted the <br /> following issues that must be addressed. <br /> OCCUPANCY: (classify proposed and existing) <br /> Proposed occupancy: Group B Division <br /> Existing occupancy: Group R Division 3 <br /> ❑ The proposed use will change the occupancy from a R-3 occupancy to a <br /> B occupancy(UBC Section 3405). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, mechanical, <br /> electrical, energy and disabled access requirements. A licensed architect or registered engineer <br /> shall prepare all documents. <br /> An occupancy separation of I hour is required to separate the R-3 <br /> occupancy from the B occupancy. <br /> AREA: <br /> ❑ The existing structure exceeds the allowable floor area permitted by the Uniform Building Code <br /> for a( ) occupancy or type ( ) construction.
