(1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Mariposa Road, shall be installed between parking areas and adjacent public streets. <br /> (Development Title Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> h. SCREENING: All storage materials and related activities, including storage areas for trash, shall <br /> be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) <br /> feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above <br /> the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any comer cutoff (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> j. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) A grading plan shall be submitted and approved and a grading permit issued by the Building <br /> Inspection Division prior to performing any excavation of filling of earth material. <br /> (2) Provide parking for the physically disabled. The space shall be located as close as possible <br /> to the primary entrance (C.C.R., Title 24). <br /> (3) Provide identification signs for the parking space including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> (4) The slope of a parking space shall not exceed % inch per foot(C.C.R., Title 24). <br /> (5) Provide one van parking space. <br /> (6) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) <br /> Uniform Plumbing Code, Table 4-1. <br /> (7) All recommendations of the Subdivision Soils Report shall be incorporated into the <br /> construction drawings. <br /> k.
