(1) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 1142 of the <br /> National Fire Code. <br /> (2) Fire department access roads shall be in accordance with section 503.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Key Boxes:A Knox box shall be installed according to the local fire department's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, section 906. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact:Alex Chetley, 468-3000) <br /> a. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only — all vertical features, including but not limited to <br /> fences, walls, private light standards, rocks, landscaping and cobbles are not allowed in the right- <br /> of-way.) (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approaches shall be improved in accordance with the requirements of San Joaquin <br /> County Improvement Standards Drawing No. R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> c. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from <br /> discharging onto other properties and to prevent offsite sediment transport. Retention basins <br /> shall be fenced with six (6) foot high chain link fence or equal when the maximum design depth is <br /> 18 inches or more. Required retention basin capacity shall be calculated and submitted along <br /> with a drainage plan for review and approval, prior to release of building permit. (Development <br /> Title Section 9-1135) <br /> d. File 'Permit Registration Documents' (PRDs)with the State Water Resources Control Board <br /> (SWRCB), and submitthe 'Waste Discharge Identification Number(WDID) issued by SWRCB to <br /> Public Works. <br /> e. A portion of the site is in an area of special flood hazard. All new construction and the substantial <br /> improvement of any structure in an area of special flood hazard shall be elevated or flood proofed <br /> in accordance to San Joaquin County Ordinance Code Section 9-1605.12 (a), (b) and (c). <br /> f. The project is located along a segment of Duck Creek South Branch (Creek)which is a regulated <br /> stream per California Code of Regulations, Title 23, Table 8.1. Prior to issuance of any building <br /> permits, a Central Valley Flood Protection Board Encroachment Permit will be required for all <br /> work done on the Creek and within 30-feet of the top of bank of the Creek, which will also require <br /> a San Joaquin County Flood Control and Water Conservation District endorsement. <br /> g. Prior to release of any building permits, the owner shall make an Irrevocable Offer of Dedication <br /> (IOD) for an easement to the San Joaquin County Flood Control and Water Conservation District <br /> for drainage and flood control purposes. Easement shall be in a form that is acceptable to the <br /> County and the easement limits shall contain the following: <br /> (1) A minimum of 50 feet measured at right angles landward from the top of bank of Duck Creek <br /> South Branch, and <br /> (2) The portion of the Duck Creek South Branch channel that lies within the property. <br /> San Joaquin County PA-1200120/Wells Fargo Bank <br /> Community Development Page 8 <br />
