N.00 <br /> AMENDED <br /> CONDITIONS OF APPROVAL <br /> GARETH BUTLER <br /> SA-90-59 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility service, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> b. Dedication to result in a 55-foot wide right-of-way from the <br /> centerline of Mariposa Road to the Property line shall be <br /> required across the frontage of APN 179-082-53 . <br /> C. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee is $1, 004 . 00 per 1, 000 <br /> gross square feet of building as "Manufacturing" in the <br /> Stockton area. The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br /> d. Encroachment permit shall be required for work within road <br /> right-of-way. <br /> e. The frontage improvement for Mariposa Road shall be <br /> constructed in conformance with the standards for one-half of <br /> an 110-foot right-of-way commercial street. A City of <br /> Stockton Standard Plan #38 curb-return type driveway at <br /> Mariposa Road shall be required. The construction of the <br /> frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement prior to <br /> approval of the Improvement Plan) . (A $250. 00 fee is required <br /> for processing per Ord. No. 3337 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department for approval. As an <br /> option the Department of Public Works will prepare the drawing <br /> and estimate an addition fee of $100. 00) . <br />
