CONDITIONS OF APPROVAL <br /> SA-01-51 <br /> Donald Rienhart/Fairchild Farms/Jerry Joy Construction <br /> Site Approval Application No. SA-01-51 was approved by the San Joaquin County Community <br /> Development Department on August 1, 2001. The effective date of approval is August 11, 2001. This <br /> approval will expire on February 10, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller,468-3228) <br /> a. IMPROVEMENT PLAN: Submit an "IMPROVEMENT PLAN". The Improvement Plan required as a <br /> part of the building permit must be prepared by a registered civil engineer or licensed architect. This <br /> Plan must show drainage, driveway access details (including gates), on-site parking, landscaping, <br /> signs, existing and proposed utility services, and grading(refer to the"SITE PLAN CHECK LIST'for <br /> details). A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a Site Approval to legally establish two existing non- <br /> conforming businesses: a truck terminal for seven trucks, and a contractor's storage yard for two <br /> dump trucks and materials on a portion of an 8.5-acre parcel as shown on the Plan dated June 14, <br /> 2001. The parcel has two other approved uses, a bus charter service and a diesel repair business. <br /> (Use Type. Truck Sales and Service,Terminals and Construction Sales and Service) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License maybe applied for concurrently with the building permit <br /> application.(Section 7-1000 of the County Ordinance Code) <br /> d. DRIVEWAY SURFACING: The northernmost driveway shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. (Development Title Section 9-1015.5) <br /> e. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip,respecting the ultimate right-of-way width of <br /> Mariposa Road, shall be installed across the frontage of the project site. <br /> f. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Departmentfor a building permit: <br /> (1) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property.(C.F.C. Section 105.2.1) <br /> (2) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> Conditions of Approval - 1 - SA-01-51 <br />
