SITE ALSO CONTAINS TWO ADDITIONAL <br /> BUSINESSES, LOCATED ON THE SOUTH SIDE OF MARIPOSA ROAD, <br /> 267 FEET EAST OF CARPENTER ROAD. (DISTRICT 4). <br /> APPLICANT: Donald J. Reinhart APN: 179-160-21 <br /> INFORMATION: <br /> A portion of the site is currently located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. The 100 year Flood Elevation is undetermined. In addition, <br /> the existing San Joaquin County and City of Stockton Flood Insurance Studies, which delineate <br /> flood risks, floodplains and floodway areas, are currently being reevaluated. The reevaluation <br /> is being conducted by the Federal Emergency Management Agency, Region IX, Building 105, <br /> Presidio of San Francisco, California 94129-1250, telephone (415) 923-7186. The reevaluation <br /> may delineate additional flood risks. The official flood maps are available for review at the <br /> Department of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be <br /> updated when the reevaluation process is completed. <br /> Mariposa Road has an existing right-of-way width of 80 feet and a planned right-of-way width <br /> of 110 feet. Carpenter Road has an existing right-of-way width of 50 feet and a planned <br /> right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a fifty-five (55) foot-wide right-of-way from the centerline of Mariposa Road to the <br /> property line across the parcel's frontage. (A $280.00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for dedication.)
