PA-0400347 <br /> OF CORDIA RUTH PILKINGTON TRUST (C/O KJELDSEN, SINNOCK & <br /> NEUDECK) (APN: 181-090-02 & 11) (ADDRESS: 8868 E MARIPOSA <br /> ROAD, STOCKTON) <br /> The project is a General Plan Amendment Pre-Application to amend the General Plan <br /> designation of two parcels totaling 48.63 acres from A/G (General Agriculture) to A/L <br /> (Limited Agriculture). The project site is currently zoned AG-40 (General Agriculture-40 <br /> acre minimum). One of the proposed project parcels has an existing residence and is <br /> planted in alfalfa crops. The second parcel is also planted in alfalfa crops. The <br /> applicant would ultimately propose to change the zone from AG-40 to AL-5 (Limited <br /> Agriculture-5 acre minimum) and subdivide the property into approximately nine parcels. <br /> The parcels are located on the south side of East Mariposa Road, 100 feet east of South <br /> Austin Road, south of Stockton. <br /> Surrounding Land Uses <br /> The parcels to the north and west are largely agricultural with a few scattered <br /> residences, have a General Plan designation of A/G, and are zoned AG-40. The project <br /> parcel is adjacent to the Burlington Northern and Santa Fe Railroad to the south. The <br /> Burlington Northern transfer station is located southeast of the project parcel. The <br /> parcels to the east are smaller in size and range from one half acre (0.50) lots to ten (10) <br /> acre lots. The parcels to the east have a General Plan designation of Y-and are zoned <br /> AL-5. <br /> The Community Development Department has reviewed the proposed General Plan <br /> Amendment and offers the following comments: <br /> General Plan Policies <br /> In order to approve the General Plan Amendment, the Board of Supervisors will have to <br /> determine that the internal consistency of the General Plan is maintained in adoption of <br /> the proposed General Plan Amendment. The proposed amendment must be consistent <br /> with all of the various General Plan goals, policies, objectives and implementation <br /> measures. <br /> 1 <br />
