Agricultural Land Use Policy 3(a) (General Plan Volume I, pg. VI-11) <br /> Limited Agriculture <br /> Function: The Limited Agriculture land use designation will be considered in <br /> areas of small-scale agricultural operations where parcels are generally between <br /> five (5) and ten (10) acres in size outside of areas planned for urban <br /> development, and in areas zoned AL-5 and AL-10 as of the adoption of this Plan. <br /> • The currently size of the two parcels is 20.89-acres and 27.74-acres, <br /> respectively. The parcels are substantially larger than the five (5) to ten <br /> (10) acre size requirement for parcels to be considered for the Limited <br /> Agriculture land use designation. <br /> Agricultural Land Use Policy 7 (General Plan Volume I, pg. VI-13) <br /> Preservation of Agricultural Lands/Compatible Uses <br /> There shall be no further fragmentation of land designated for agricultural use, <br /> except in the following cases: <br /> a. Parcels for homesites may be created, provided that the General Plan density <br /> is not exceeded. <br /> b. A parcel may be created for the purpose of separating existing dwellings on a <br /> lot, provided the Development Title regulations are met. <br /> c. A parcel may be created for use granted by permit in the AG zone, provided <br /> that conflicts with surrounding agricultural operations are mitigated. <br /> • The proposed lots that would be created from this application would <br /> constitute a fragmentation of land designated for agricultural use. The <br /> exceptions listed do not apply to the proposed project. Therefore, the <br /> proposed project would not be consistent with the General Plan. <br /> NOTE: The pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> preliminary design constraints and opportunities, and major environmental and safety <br /> issues. This information is provided in the hope of assisting the applicant in submitting a <br /> better and more complete application, as well as minimizing processing time. It is not <br /> intended to be an in-depth analysis, and an environmental assessment is not completed. <br /> The applicant should be aware that a detailed review will not be done until the full <br /> application is submitted.
