The Assessor's Parcel Numbers of the property are 192-140-01, <br /> 02, 11 and 12 and 096-050-13; and a map showing the parcel locations is attached. The purpose <br /> of our study was to determine the suitability of the property for septic tank usage. The study was <br /> L performed in general accordance to the requirements of Section 9-10100© of San Joaquin <br /> County Ordinance. The following includes background information regarding the proposed <br /> development, past and present use of the site, existing septic tank performance and permitting, <br /> ` and the groundwater conditions in the project area. In addition, discussions regarding our <br /> investigative procedures and the site conditions encountered during our field exploration and the <br /> results of percolation tests are presented. Finally, our project limitations are provided. <br /> b. <br /> 1. SITE DESCRIPTION/PROPOSED DEVELOPMENT <br /> We understand the 57.8-acre project site is zoned AU 20 (Agricultural-Urban Reserve). We <br /> L understand the subject property is to be split into 2 parcels. Parcel 1 will be adjacent to McAllen <br /> Road, about 20 acres in size, and contain the existing structures and corrals on the site. Parcel <br /> will comprise of about 37.8 acres of what is currently agricultural land. A 1.3-acre designated <br /> L remainder will also be created south of McAllen Road and west of the Southern Pacific Railroad <br /> tracks. At the time of our study, the relatively level site contained 3 single-family residences, <br /> several mature oak trees, corrals, and auxiliary structures associated•with boarding horses <br /> L adjacent to McAllen Road. The remainder of the property is a disked field. According to Mr. <br /> Rishwain, no development will take place until the City of Stockton has annexed the property. 2) <br /> At that time, city utility services will become available. We understand that there are three <br /> existing septic systems on the property, all of which are reportedly performing well. Please see <br /> the attached site plan for the existing site layout.
