T
28 May 2003
AGE-NC Project No. 03-1028
Environmental Data Resources Inc. (EDR), a data retrieval company, provides a report listing the
dominant soil composition in the general area of the subject property based on information from the
United States Department ofAgriculture's Soil Conservation Service STATSGO(State Soil Geographic
Database) soil maps. The soil surface texture is listed as CLEAR LAKE soil, a clay in a Class D
Hydrogeologic Group which includes very slow infiltrationrates;soils are clayey, have a high water table,
or are shallow to an impervious layer. The depth to bedrock is estimated at greater than 60 inches;the two
defined soil layers, ranging from 0 to 60 inches, are classified as claywith a water permeability rate range
of 0.06 to 0.20 inch per hour. The corrosion potential of this soil for uncoated steel is high.
The Modesto,Riverbank and Turlock Lake Formations and overlying Recent alluvium are the principal
source of domestic ground water in the 13,500-square-mile San Joaquin Valley Ground Water Basin
(Basin 5-22).This basin is drained primarily by the San Joaquin River. The nearest surface water feature
in the vicinity of the subject property was the Calaveras River, adjacent to the Parcel 01 southem property
boundary.
The EDR Report noted on the Overview and Detail Maps, provided on Pages 2 and 3 respectively, that
the subject property was located in a 100/500-year Flood Zone area. This data, available in select counties
across the country, was obtained by EDR in 1999 from the Federal Emergency Management Agency
(FEMA);the data depicts 100-year and 500-year flood zones as defined by FEMA.
The EDR Report noted on the Overview and Detail maps, provided on Pages 2 and 3 respectively, that
the subject property was not listed in the National Wetlands Inventory. This data, available in select
counties across the country, was obtained by EDR in 2002 from the U.S. Fish and Wildlife Service.
The estimated depth to ground water at the subject property is approximately 50 feet below surface grade
(bsg),based on the map titled Lines of Equal Depth to Groundwater, Spring 1999 published by the San
Joaquin CountyFlood Control District and Water Conservation District(FCD&WCD).Itis inferred from
the map titled Lines of Equal Elevation of Groundwater,Fall 1999,also published by the FCD&WCD,
that the subject property area shows variable flow directions and basins, but flows generally toward the
south-southeast.Ground water is considered to be ofbeneficial use and is utilized for domestic, industrial
and commercial purposes.
3.0. SITE HISTORY
The objective of consulting historical sources for a Phase I is to develop a history of previous uses of the
property and the surrounding area to help identify the likelihood of past uses having led to recognized
environmental conditions with respect to the property. All obvious uses shall be identified from the
present to the property's first obvious developed use, or back to 1940, whichever is earlier.Review of
standard sources at less than five year intervals is not required.
Advanced Geo Environmental.Inc.
