The NPL and AWP lists did not include any sites within a one-mile search radius of the subject property. TheBEP database listedKearney-KPF, 1624EastAlpineAvenue,a site approximately 4,000-feet down- gradient from the subject property and known to be generally confined to the site.Based on the distance from the subject property and the status,AGE found no indication from the EDR report that these sites are of environmental concern to the subject property. TOXIC PITS Database:The TOXIC PITS database identifies sites suspected of containing hazardous substances where cleanup has not yet been completed;the data comes from the CVRWQCB. The TOXIC PITS list included the Kearney-KPF site discussed in the BEP section. Search Radius: '/a mile CA-SLIC Database: The CA SLIC database contains a list of contaminated sites under CVRWQCB oversight that have impacted ground water or have the potential to impact ground water. The CA SLIC list did not include any sites within a Y2-mile search radius of the subject property. CERCLIS / CERCLIS-NFRAP Databases: The CERCLIS database identifies sites the EPA has investigated or is currently investigating for a release or threatened release ofhazardous substances.The CERCLIS-NFRAP database identifies sites designated "No Further Remedial Action Planned" and removed from CERCLIS since February 1995. The EPA removed these sites as part of the EPA's Brownfields Redevelopment Program to lift the umntendedbarner to redevelopment ofsuch sites because of needlessly repeating investigations. The CERCLIS and/or CERCLIS-NFRAP lists did not include any sites within a Yz-mile search radius of the subject property. CORTESE Database:The CORTESE database identifies known hazardous waste and substance sites; most sites are also LUST sites. Except for unusual site conditions or large releases of petroleum hydrocarbons, it has become increasingly recognized that releases of petroleum hydrocarbons to the subsurface rarely migrate more than a few hundred feet from the point ofrelease.Therefore,sites located more than Y<mile away normally have limited potential to impact the subject property.
