All animal enclosures, including but not limited to pens, <br /> cages, and feed areas, shall be maintained free from <br /> litter, garbage, and excessive accumulation of manure in <br /> order to discourage the proliferation of flies, other <br /> disease vectors, and offensive odors. The premises are <br /> to be maintained in a neat and sanitary manner (Section <br /> 9-3704 [b] ) . <br /> j . Ingress and egress points shall be distinctly marked, and <br /> the parking lot and ingress and egress points shall be <br /> designed to prevent the necessity of vehicles having to <br /> back into or over the points of ingress and egress. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. Dedicate a 25-foot-wide right-of-way from the centerline <br /> of McBride Avenue to the property line across the <br /> frontage of APN 249-080-19 . <br /> b. The frontage improvements for McBride Avenue along the <br /> southerly 165 feet of APN 249-080-19 shall be constructed <br /> in conformance with standards for one-half of a 50-foot- <br /> wide right-of-way farm or estate subdivision street. <br /> Prior to approval of the Improvement Plan, the <br /> construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to the estimated construction costs. <br /> A $250. 00 fee currently is required for processing, per <br /> Planning Title Section 9-10502, in addition to a copy of <br /> the Grant Deed and an estimate. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to Public Works <br /> for approval. As an option, Public Works will prepare <br /> the drawing and estimate for an additional fee of <br /> $100. 00. <br /> C. The width of the driveway at the right-of-way line shall <br /> be a maximum of 30 feet. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project.
