MS-93-121: <br /> Unless otherwise specified, all Conditions of Approval shall be compiled with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval unless (1) all Conditions of <br /> Approval have been complied with and (2) a Parcel Map has been filed with and accepted by the <br /> Surveyor's Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a Parcel 1 shall contain 10 acres net (Development Title Section 9-610.3{a){31). Parcel <br /> sizes shall be shown on the Parcel Map. <br /> b. The minimum width of Parcel 1 shall be 330 feet (Development Title Section 9-610.4). <br /> V Parcel widths shall be shown on the Parcel Map. <br /> C. Future construction on the parcels shall be consistent with the requirements of the Flood <br /> Hazards Chapter (Section 9-1605) of the Development Title's Safety Regulation Division. <br /> d. A Note shall be placed on the Parcel Map, and a Notice of Minor Subdivision Restriction <br /> shall be recorded concurrently with the Parcel Map, to the effect that the property shown <br /> on the Parcel Map is restricted from further subdivision, for homes to purposes, by <br /> Section 9-610.3 of the San Joaquin County Ordinance Code. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Tale Section 9-915.2) <br /> b. The remainder shall be designated as 'Designated Remainder' on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> feeds-due and payable-at the time,of-building permit application. The fee currently is <br /> $2,442.00 per single-family dwelling unit in the Ripon area The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. An Irrevocable Offer of Dedication of a 25-foot-wide right-of-way from the centerline of <br /> Milgeo Road shall be required across the frontage of Parcel 1.
