(2) Protection of the site by requiring elimination of residential lots within the site <br /> boundaries. <br /> r. STRUCTURES: Structures located on the bluff of the Mokelumne River shall be set back <br /> at least 50 feet from the edge of the bluff. (General Plan Policy Specific to Lockeford) <br /> S. The following Uniform Fire Code and San Joaquin County Ordinance Code requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of public water mains <br /> (Appendix III-A of the Uniform Fire Code). <br /> (2) Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform <br /> Fire Code. <br /> (3) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standards adopted by the San Joaquin County Fire <br /> Chiefs Association. <br /> 2. COUNTY COUNSEL: (Staff Contact: Dee Anne Watkins,468-2890) <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, <br /> the subdivider shall defend, indemnify, and hold harmless the local agency or its agents, <br /> officers,and employees from any claim, action,or proceeding against the local agency or its <br /> agents, officers, or employees to attack, set aside, void, or annul an approval of the local <br /> agency, advisory agency, appeal board, or legislative body concerning a subdivision,which <br /> action is brought within the time provided for in Section 66499.37 of the Government Code. <br /> 3. DEPARTMENTOF PUBLIC WORKS: (Staff Contact: Gabe Karam, 468-3000) <br /> a. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> shall include a grading plan for each individual lot, if applicable. These improvement <br /> plans and specifications are subject to plan check and field inspection fees and must be <br /> approved by the Department of Public Works prior to approval of the Final Map. <br /> (Development Title Section 9-910.2) <br /> b If improvements referred to herein are not completed prior to approval of the Final Map, <br /> the subdivider shall execute an agreement with the County of San Joaquin that will <br /> ensure the completion of improvements within one year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> c. Uplands Drive, Washoe Drive, Tahoe Drive, Donner Drive, Angora Court, and Cascade <br /> Court shall be dedicated and improved to County standards for a 50-foot-wide right-of- <br /> way local residential street. (Development Title Sections 9-857.4, 9-1150.2(d)(3), and 9- <br /> 1150.5(b)) <br /> d.
