CONDITIONS OF APPROVAL <br /> MS-90-79 <br /> George & Frances Beggs <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> Conditions of Approval: <br /> a. The maximum amount of construction (requiring building <br /> permits) that shall be permitted on each parcel, <br /> including the Designated Remainder, created by this <br /> subdivision is 25, 000 square feet. The location of <br /> development shall be consistent with all other <br /> restrictions contained in the Conditions of Approval. <br /> b. Water levels in the open water habitats shall be <br /> maintained at recent historical levels on a year round <br /> basis by continued pumping from existing water pumps on <br /> the Mokelumne River. An exception to this Condition <br /> shall only be allowed during periods of extended drought. <br /> The Habitat Management Plan shall include a note <br /> regarding pond levels and shall indicate the persons and <br /> mechanisms responsible for maintaining the ponds ' water <br /> levels. <br /> C. Evidence of DFG and USFWS approval of the Habitat <br /> Management Plan shall be submitted to the DSD prior to <br /> recordation of the Parcel Map. Copies of the DFG and <br /> USFWS approved annual compliance reports shall be <br /> submitted to the DSD. <br /> d. No homesite parcels, under the provisions of Section 9- <br /> 4010 . 2 , may be divided from any parcel created by this <br /> Minor Subdivision. This information shall be included in <br /> the Declaration of Covenants, Conditions, and <br /> Restrictions. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements cannot be modified. <br /> e.
