f. The minimum lot width for parcels created by this <br /> subdivision shall be 100 feet. <br /> g. The provisions of the Flood Prevention Ordinance (Section <br /> 9-10325 of the Planning Title) shall be applied to all <br /> construction proposed within the 100-Year Flood Zone. <br /> h. The owner shall. execute an Irrevocable Offer to Dedicate <br /> a 100-foot-wide strip, in favor of San Joaquin County, <br /> along the north property lines of all parcels adjoining <br /> the Mokelumne River for the purpose of future public use <br /> of the Mokelumne River. The area to be dedicated shall <br /> be shown on the Parcel Map and the Habitat Management <br /> Plan. <br /> The owner shall execute an Irrevocable Offer to Dedicate <br /> a 100-foot-wide strip, in favor of San Joaquin County, <br /> from the end of McIntire Road to the required river <br /> dedication for the purpose of future public access to the <br /> Mokelumne River. The Offer shall only be taken in the <br /> event of loss of public access to the Mokelumne River <br /> through the Van Assen Park facility without an alternate <br /> access being available in the immediate area. A <br /> discussion of the area to be dedicated shall be included <br /> in the owner ' s statement on the Parcel Map. <br /> When the County accepts the Dedications, proposed <br /> activities within the two areas shall be subject to prior <br /> approval by the California Department of Fish and Game <br /> and the U. S. Fish and Wildlife Service. <br /> i. The expiration date for the approved tentative map shall <br /> be 24 months from the effective date of Minor Subdivision <br /> Application No. MS-90-79 . <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. Dedicate a 25-foot-wide right-of-way from the centerline <br /> of McIntire Road to the property line across the frontage <br /> of Parcels 2 , 4 , 5 , 6, and the 50-foot-wide private road. <br /> b. The frontage improvements for McIntire Road across the <br /> frontage of Parcels 1, 2 , 4 , 5, 6, and the 50-foot-wide <br /> private road shall be constructed in conformance with the <br /> standards for one-half of a 50-foot-wide right-of-way <br /> farm or estate subdivision street. Prior to approval of <br /> the Parcel Map, the construction of the frontage <br /> improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage Improvement Agreement.
