MS-90-79 OF GEORGE BEGGS (C/O ERNIE BROWN; BAUMBACH 6 PIAZZA, INC. ) ----------------------------------------------------------------- The Planning Division has reviewed the above-referenced application and will recommend to the Planning Commission that it be approved subject to meeting all of the following Conditions of Approval: Unless otherwise specified, all conditions of approval shall be complied with prior to the approval of the Parcel Map. Conditions of Approval: 1. The maximum amount of construction (requiring building permits) that shall be permitted on each parcel created by this subdivision is thirteen thousand (13 , 000) square feet. Existing structures on parcels 5, 6, and 7 , if over 13, 000 square feet, constitute the maximum amount of construction on those individual parcels. A note to that effect shall be placed on the Final Parcel Map. 2 . A Habitat Management Plan, prepared by a qualified biologist, shall be submitted for approval to the Community Development Department, the California Department of Fish and Game, and the United States Fish and Wildlife Service prior to recordation of the Final Parcel Map. At a minimum, the Management Conservation Plan shall include the following: all parcel lines, topographic details, the location of all habitats, 100 and 500 year flood elevations, and all water courses and pools. 3 . A note shall be placed on the Final Parcel Map indicating that all future development on the project site shall be consistent with the approved Habitat Management Plan.
