The property consists of a 0.5 acre parcel (APN 177-240-08). According to the San Joaquin County Community Development Department web site,' the ` subject property is zoned R-L (Low Density Residential). This zoning designation "is intended to provide for neighborhoods consisting of detached, single family residences located within or immediately adjacent to population centers which have public services." Location maps of the subject property are attached to this report as Appendix A. Photographs of the subject property are attached to this report as Appendix B. 1.2 Proposed Development The property will be divided into a three lot minor subdivision. 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES 2.1 Recorded Land Title Records A chain of title report was not provided by the client for NOA's use in preparing this report. The client did provide a preliminary title report. No environmental liens or land use limitations were identified within the document. 2.2 Aerial Photographs Aerial photographs depicting the subject property dated 1937, 1952, 1963, 1975 and 1983 were reviewed at the San Joaquin County Surveyor's Office in Stockton, California. 2 Two additional photos, dated 1998 and 2002, were obtained from Microsoft Terraserver. 3 In the 1937 photo, the subject property appears to be an open field bordered by agricultural land on the north and east sides. Duck Creek can be seen south of the property. Open fields are on the south and west sides of the property. In the 1952 photo, structures appear on the property and a residential neighborhood is evident on the east, west and south sides. Michael Avenue and Laurel Street are to the south of the property. Agricultural land borders the property to the north. In the 1963, 1975, 1983 and 1998 photos, the subject property and vicinity appear relatively unchanged from the previous photo. In the 2002 photo, a structure is no longer evident on the property. The surrounding property appears relatively unchanged from the previous photo.
