A <br /> minimum 18-inch-wide paved strip shall be added to the adjacent parking stall to <br /> allow access to and from vehicles. (Section 9-1020.6(d) of the Development Title) <br /> (7) The parking-areas abutting the existing residential use shall be screened with a <br /> solid masonry wall six to seven feet in height along the abutting property line, and <br /> a five-foot-wide planting strip shall be installed adjacent to the wall and the <br /> parking area. (Section 9-1020.6(e) of the Development Title) <br /> (8) Required landscaping and. screening, including irrigation systems, shall be <br /> completely installed prior to the use of the property and the issuance of the <br /> Certificate of Occupancy for the new structures. (Development Title Section 9-1150.2) <br /> b. A Traffic Study addressing interim site access and egress shall be conducted to <br /> determine the impacts and mitigation measures on Micke Grove Road. The developer <br /> shall deposit with the County funds for all costs, as estimated by the Public Facilities <br /> Division of the Department of Public Works, prior to Public Works preparing or contracting <br /> for the required study. (Development Title Section 9-1150.4) <br /> C. The driveway approach shall be improved in accordance with the requirements of Uniform <br /> Fire Code Section 10.207 and San Joaquin County Standard R-17. (Development Title <br /> Section 9-1145.5) <br /> d. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br />
