Item No. 2 <br /> PC: 4-1-93 <br /> UP-93-1 <br /> Page 7 <br /> e. The frontage improvements for Micke Grove Road shall be constructed in conformance <br /> with standards for one-half of the adopted Micke Grove Road Precise Plan. The <br /> construction of the frontage improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Improvement Plan. A $260.00 fee <br /> currently is required for processing, per Development Title Table 9-240.2, in addition to <br /> a copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Department of Public Works and submitted to Public <br /> Works for aoproval. As an option, Public Works will prepare the drawing and estimate <br /> for an addironal fee of $115.00. (Development Title Section 9-1150.2) <br /> I. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $2,079.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial' in the Lodi area. <br /> The fee can be reduced by the credit of $3,002.00 for the existing single-family dwelling <br /> unit being converted. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineerinc Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-90304 & R-91-1025) <br /> g. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is cue and payable at the time of building permit application. The fee currently <br /> is $236.00 per 1,000 gross square feet of building designated as 'Service Commercial.' <br /> The fee car be reduced by the credit of $1,142.00 for the existing single-family dwelling <br /> unit being converted. The fee shall be automatically increased on January 1 of each year <br /> at the rate of 6.9 percent. An additional 3.5 percent shall be added to the fee upon <br /> payment for processing and administering the program. (Resolution R-91-327) <br /> 3. PUBLIC HEALTH SERVICES (Environmental Health Division): <br /> a. A soil suitability and nitrate loading study as required by Section 9-1105.2(d) of the San <br /> Joaquin County Development Title must be performed prior to the issuance of building <br /> permits to indicate that the area is suitable for septic tank usage. <br /> b. Water quaky for the existing well to be tested is to meet Title 22, CCR (Safe Drinking <br /> Water Act) 'equirements, plus DBCP. <br /> C. Construct an individual sewage disposal system under a permit and inspection by the <br /> Environmertal Health Division at the time of development. (Ordinance Code Section 5- <br /> 3003) <br /> d. A yearly pe-mit to operate a public water system under the provisions of Title 22, CCR, <br /> will be required by the Environmental Health Division, since the number of nonresident <br /> individuals exceeds 24 for at least 60 days per year. <br />
