2.1 PAST USE OF THE PROPERTY
Based on review of historical aerial photographs and information provided by the
property owner, the property was used as pasture prior to conversion from agricultural
use to residential use in the mid 1970s. The existing well, septic system, and residence
were all constructed in 1976. There is no evidence that the property was ever used for
confined animal operations or had residential structures prior to 1976.
2.2 CURRENT SITE USE AND SEPTIC SYSTEM
The property is currently occupied by a 3,020 square foot four-bedroom residence.
Landscaping at the property consists primarily of grass and shrubs which are sprinkler
irrigated and former pasture which is not irrigated. The residence utilizes a septic system
located southeast of the residence (Figure 2). No problems are reported to exist with the
current septic system.
The current septic system consists of a 1 ,600 gallon precast concrete tank, three
40 foot leach lines installed in 19 inches of fill, and two rock-filled seepage pits 36 inches
in diameter and one seepage pit 42 inches in diameter. All three seepage pits are
completed to a depth of approximately 25 feet below ground surface (bgs). A permit
(No. 76-688) was issued by the San Joaquin County Local Health District for the existing
septic system and is attached in Appendix A. The proposed septic systems are described
below in Section 6.
3.0 REGIONAL SOIL AND GROUNDWATER INFORMATION
This section presents a summary of the soils and groundwater in the general area
around the property. This information has been obtained from standard reference
documents and from observations made by Dames & Moore staff in a reconnaissance of
the area surrounding the property.
3.1 SOIL CONDITIONS
The United States Department of Agriculture (USDA) published a soil survey of San
Joaquin County in October 1992. This survey contains detailed soil maps that are
generally used for land-use planning. The survey information indicates that soils at the
property are Stockton clay. The Stockton clay soils are reported to have a dark-grey
surface layer approximately 29 inches thick and underlying grayish brown to dark brown
SAC125.12 2
DAMES & MOORE
