j. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) Fire flow will be provided for proposed buildings by the use of public water mains (Appendix III-A <br /> of the Uniform Fire Code). <br /> (2) Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform Fire Code. <br /> (3) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code <br /> and the appropriate standards and guides adopted in Chapter 35 of the California Building <br /> Code and the California Electrical Code. <br /> (4) All valves controlling the water supply for automatic fire sprinkler systems and water-flow <br /> switches shall be monitored in accordance with 904.3.1 of the California Fire Code. <br /> (5) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (6) Fire department access to buildings shall be in accordance with 902.4. A Knox box (key box) <br /> shall be installed according to fire department instructions. <br /> (7) Fire extinguishers shall be installed in accordance with Califomia Fire Code, Volume 2, and <br /> Standard 10-1. <br /> (8) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (C.F.C. 105.2.1) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff contact:Alex Chetley, [209)468-3000) <br /> a. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only— all vertical features, including but not limited to <br /> fences, walls, private light standards, rocks, landscaping and cobbles are not allowed in the right- <br /> of-way.) (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b. A second driveway approach along Middle Road shall be constructed as shown on the site plan <br /> prior to issuance of any additional certificates of occupancy. <br /> c. The driveway approach on Lammers Road shall be constructed as shown on the site plan prior to <br /> issuance of any phase III certificates of occupancy. <br /> d. The driveway approaches shall be improved in accordance with the requirements of San Joaquin <br /> County Improvement Standards Drawing No. R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> e. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> twenty-five (25)foot wide right-of-way from the centerline of Lammers Road to the property line <br /> across the parcel's frontage. (A$225..00 fee currently is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant Deed. The fee will be based on the current <br /> schedule at the time of payment.) (Development Title Section 9-1150.5) <br /> f. The frontage improvements for Lammers Road and Middle Road shall be constructed in <br /> conformance with the standards for one half of a 50-foot-right-of-way rural road. The construction <br /> of the frontage improvements will be deferred upon the execution by the owner of a Deferred <br /> Conditions of Approval - 3 - <br />
